What does a Vomo Villa cost? Ocean & Garden view Villas are NZ$500,000 (plus VAT if any). A VAT offset should apply (ie no VAT should be payable).
Absolute beachfront Villas are NZ$550,000 and NZ$615,000 (plus VAT if any). A VAT offset should apply.
Am I free to sell my villa? Yes, subject to obtaining the usual leasehold consents of the Headlessor, NLTB and the Body Corporate.
Can I mortgage my villa to a bank? Yes. The Vomo Developments is offering up to 75% finance. While each purchaser’s circumstances are unique it should also be possible for purchasers to arrange finance from a bank in Fiji under usual terms of finance.
Can I allow my family and friends to use my 28 days ‘free use’? Yes. Vomo is one of the very few luxury resorts that is family friendly all year round.
How Do I Get to Vomo Island? Vomo Developments is offering 2 years of free transfers from Nadi with your choice of transport (*some conditions apply). Most guests arrive either by helicopter or seaplane, transferring directly from the Nadi International airport. In June the Yasawa Flyer II began a new cruise from Denarau stopping at Vomo in the morning and afternoon.
When Will the Resort Open? The resort has been open for over 10 years. The villas for sale are fully constructed and fitted out, operating as part of the existing resort and have been refurbished to a 5 star standard. You don’t have to wait for the villa to be built. You don’t have any construction costs or risks.
How many villas are for sale? The resort comprises 29 villas. 22 absolute beachfront (14 sold) and 7 ocean view (2 sold).
Are returns guaranteed? Returns are not guaranteed. You will enjoy a share of the net rental income derived from renting the 29 hotel villas to paying guests.
What About Fiji Taxes? Sale Prices are plus VAT (however purchasers registered for VAT in Fiji should qualify for a VAT offset). Generally capital gains are tax free. Villa purchasers should qualify for a waiver of stamp duty (2% of the purchase amount).
What are the general purchase terms? 10% deposit. Balance payable within 60 days.
What am I purchasing? You are purchasing: 1. a long term sublease of the relevant land upon which your villa is situated; 2. ownership of the villa building itself; 3. the furniture, furnishings and equipment (“FF&E”) within your villa; 4. rights to receive a share of the net rental income derived from renting the 29 hotel villas to paying guests.

When can I use my luxury resort villa? You enjoy up to 28 days per annum usage of your luxury hotel villa of which a maximum of 14 nights may fall during the months of June to October inclusive and any other period when Australian and/or New Zealand schools are on holiday. If you wish to use the villa for more than 28 days in any year you will be entitled to discounts from the rack rates charged by the resort.
What service costs do I pay when I use my luxury resort villa? The current daily fee of FJ$50. The fee may be revised from time to time to reflect the aggregate of the average Vomo Fiji’s Management Deduction for periods when the Villa is available to paying guests and the daily cost of servicing the Villa.
What About Food & Beverages? Vomo Cuisine is rated the best in Fiji by acclaimed food critic Susan Kurosawa. Villa owners can enjoy all the food & beverage services of the resort. All gourmet meals at the Resort restaurants are at the following rates: • Adults F$120 per adult per day • Children under 5 years no charge • Children between 6 and 12 years, F$30 per day • Children between 13 and 16 years, F$40 per day
The fees may be revised from time to time. The villas do not have cooking facilities. Enquire about the special offer, free food for the first 2 years! (*some conditions apply)
Can I use my villa for more than 28 days per annum and what will that cost? You may use the Villa for more than 28 days per annum by paying the room charges set by the resort management. Such charges will vary depending upon the season and occupancy of the resort. The room charges to villa purchasers will be discounted from the rack rates charged by the resort.
How is the Rental on the Villa calculated? The exact definition of “Formula Rent” is set out in the Management Sub-sublease under which you lease the Villa back to Vomo Fiji to let it out to paying guests. Revenues and expenses from letting the villas to paying guests are pooled. You will receive a proportionate (1/29th) share of rental income derived from all the Villas in the pool, less costs.
What about “wear and tear” on my villa? Wear and tear occurs in the ordinary course of operating the resort. In accordance with industry practise a provision for a reserve fund will be made to pay for repairs, maintenance and replacement of FF&E. On a day to day basis, your villa and its furniture and fittings will be maintained. The costs of that maintenance are deducted from the pooled rental returns. In addition a FF&E Reserve deduction will be made starting from 1 April 2006. The FF&E Reserve is to be applied for example to repairs, maintenance and replacement of worn out items.
The FF&E Reserve deduction will be 1% of gross room revenue in the year ending 31 March 2007, 2% in the year ending 31 March 2008 and 3% in the years thereafter. Vomo Fiji has agreed to top up the FF&E Reserve by an amount equal to 3% of gross room revenue in the year ended 31 March 2006, 2% in the year ending 31 March 2007 and 1% in the year ending 31 March 2008.
Can I use the facilities at the Vomo Island Resort?What facilities are there? Yes, when you are using your villa you can enjoy the facilities of the resort as if you are a paying guest. Facilities include a private helipad, extensive watersports activities, freshwater swimming pool, a 9 hole chip and putt golf course, floodlit tennis court, a spa and live entertainment every night.
Are there plans to expand the resort? Yes. It is currently the intention of Vomo Developments to add approximately 17 new villas. 13 very large, private and exclusive luxury residential estates will also be offered for sale.
Do I have any say in what future development occurs on Vomo? Not directly. The Body Corporate will control the type and nature of future development on the island.
What happens if a cyclone damages Vomo Island Resort? Vomo Fiji and the Body Corporate insure the resort and villas. As is typical any expenses that are not covered by the insurance (e.g. deductibles, excesses and uninsurable items) will have to be met by villa owners.
